Most South Florida operations, vendor and supply-chain meetings take place in suburban parks: the warehouse belt west of Miami International Airport, Miramar’s aviation-heavy business park, the Sawgrass corridor, Boca Raton’s former IBM campus and the Jupiter research cluster. The Florida Keys run on separate rules. Book Key West around Fantasy Fest (October 16–25) and the offshore powerboat races (November 1–8), and plan Keys meetings around the drive.

These places don’t work like downtowns. Distances are longer, nobody walks between meetings, hotels sit beside interchanges, and the hour that matters is the truck and commuter peak. Plan for that, or you’ll spend the trip on the Turnpike.
Fall is a transition season. Hurricane season runs through November 30, and October storms still flood low warehouse lots and stall the Palmetto Expressway. Late October and November usually turn drier, which makes plant tours and dock walks easier. In the Keys, where one highway is the only way out, storm risk counts most.
Miami-Dade’s Warehouse Belt: Doral, Medley, Hialeah Gardens
What happens here
West of Miami International Airport, freight forwarders, customs brokers, perishables handlers, Latin America distributors and 3PLs fill the Airport West, Doral, Medley and Hialeah submarkets. A visit here usually means a bonded warehouse, a cross-dock or a distributor’s hub. (Doral’s office side is in the Miami districts guide.) CBRE counted roughly 1.3 million square feet of positive industrial absorption in Miami-Dade in the first half of 2026. Its largest second-quarter leases were Ryder taking about 409,000 square feet in Hialeah, Captiva Containers about 173,000 square feet in North Central Dade, and Vero Holdings about 141,000 square feet in the Airport/Doral submarket. Another 2.9 million square feet is under construction, and most of it won’t deliver until 2027.

Medley and North Central Dade have the most room. Hialeah and South Dade are tight. Airport/Doral costs most, the price of proximity to the cargo ramps.
Practical notes
- Stay west. Doral and Airport West hotels sit minutes from most warehouses; Brickell to Medley at truck rush can outlast the meeting.
- Dress for the floor. Wear closed-toe shoes and ask whether a site requires steel toes.
- Mind cargo cutoffs. Forwarders often run on Latin American hours and booking deadlines. Ask when the floor is quiet.
- Leave slack. A downpour can back up NW 25th Street and Okeechobee Road for an hour.
Miramar and Pembroke Pines: The Southwest Broward Office and Aviation Hub
Miramar Park of Commerce
For a meeting in southwest Broward, odds are good it’s at the Miramar Park of Commerce near the Turnpike, Red Road and Miramar Parkway. Owner Sunbeam says the park holds more than 15,000 employees across about 165 companies. It has also become an aviation aftermarket cluster. VSE Corporation, an aviation and fleet parts distribution and repair company, announced in late 2024 that it would move its corporate headquarters to 3361 Enterprise Way in the park, alongside its aviation segment headquarters and MRO operations. The Greater Fort Lauderdale Alliance markets Miramar as an aviation MRO hub, so MRO and parts suppliers are a large share of the business travelers who come here.
Miramar Cove
The construction cranes next to the park belong to Miramar Cove, a roughly $1 billion, 125-acre mixed-use project from Sunbeam and developer Stiles. It broke ground May 27, 2026, at 2800 Executive Way. Florida Trend reports plans for 2,874 residences, 400,000 square feet of retail, 125,000 square feet of office, a 185-key hotel and a swimmable 5.5-acre lagoon, with opening targeted for late 2028. This fall you’ll see site work, not restaurants, but it signals a daytime work park gaining the residential and hotel base it lacked.
Practical notes
- Miramar sits between two counties, so pick your airport by whether you’ll live on the Turnpike or I-75.
- Lunch options in the park are thin. Plan on Miramar Parkway or Pembroke Lakes, or ask if your host caters.
- Hard Rock Stadium is close. Check the Dolphins schedule before a Sunday or Monday arrival.
Sunrise and Sawgrass: Arena, Outlet Mall, Office Park
What the corridor is
Sunrise’s west end pairs Amerant Bank Arena, home of the Florida Panthers, and Sawgrass Mills with suburban office along the Sawgrass Expressway. Visitors come for regional sales offices, healthcare and back-office operations.
What’s changing
Metropica, at Sunrise Boulevard and Panther Parkway between the arena and the mall, is planned for Class A office, retail and condominiums. Its first tower, One Metropica, opened in late 2020, and later phases have begun with infrastructure work. The city also lists the Radius site (1.6 million square feet of planned office) and a county plan to redevelop the arena’s parking lots. Treat all of it as future, not amenities for this trip.

CBRE flags more than 3 million square feet of occupied Broward space due to come available, about 2 million in the fourth quarter. When touring, ask what’s coming, not just what’s vacant.

On Panthers or concert nights, the Sawgrass Expressway and Sunrise Boulevard jam before and after the event; check the arena calendar before setting dinner. Weekend outlet traffic slows hotel check-ins near the mall.
Plantation and Weston: Quiet Corporate Parks
Plantation hosts DHL’s U.S. headquarters, and the Broward Boulevard and University Drive corridors carry professional services, healthcare administration and insurance operations. Weston, on I-75 at Broward’s western edge, sets office parks among master-planned neighborhoods. Meetings run formal and punctual, and mid-market hotels cluster near Broward Mall and Weston Town Center. Alligator Alley also lets you chain a Naples or Fort Myers meeting onto the trip without flying.
Boca Raton: The Campus Economy
BRiC and the former IBM site
The Boca Raton Innovation Campus, or BRiC, is the former IBM research and development facility designed by Marcel Breuer. It’s now a roughly 1.7-million-square-foot multi-tenant office campus owned by CP Group. In October 2025 CP Group announced more than 266,000 square feet of leasing there. Modernizing Medicine renewed about 128,000 square feet, Everglades University about 53,000, and new tenants included Allstar Recruiting Locums and Cinch Home Services. A $100 million upgrade, nearly finished as of CP Group’s October 2025 release, brings a hospital-run wellness center, dining and rentable event space, and 2023 rezoning allows housing, retail and a hotel. The campus is large; ask your host which building and entrance to use.
Other Boca anchors
The ODP Corporation, parent of Office Depot, has long been based in Boca Raton. Atlas Holdings completed its acquisition of the company in December 2025 and named Craig Gunckel CEO. Florida Atlantic University’s main campus and research park bring university partnership and startup meetings. Palm Beach County’s office market is firming: Lee & Associates reports county vacancy fell to 7.5% in Q2 2026, its fourth straight quarter of positive absorption.
Palm Beach Gardens and Jupiter: Research and Biotech
What brings people north
North Palm Beach County is the region’s research and biotech hub. Its anchor is the Jupiter campus that began as Scripps Florida and joined the University of Florida in 2022. It now operates as UF Scripps, branded as the Herbert Wertheim UF Scripps Institute. It’s a 30-acre, three-building campus focused on biomedical research and drug discovery. Nearby are Max Planck Florida Institute for Neuroscience and FAU’s Jupiter campus. Expect visitor badging, escorts and photo limits on lab tours.

Jupiter’s 1.3% vacancy is close to full. A client hoping to put a lab-adjacent or light-manufacturing operation in the northern county should expect few choices and a long search.
Practical notes
Palm Beach Gardens hotels around PGA Boulevard are the practical base, with I-95 and the Turnpike close by. Plan on 30 to 45 minutes from Palm Beach International at peak, more if you’re arriving in the afternoon.
Homestead: Military, Agriculture, Racing
Homestead is the last mainland stop before the Keys, and its business mix doesn’t resemble the rest of Miami-Dade. Homestead Air Reserve Base hosts the Air Force Reserve’s 482nd Fighter Wing, which flies F-16s, along with tenant organizations that have included Special Operations Command South, the Coast Guard and Customs and Border Protection. Defense contractors and federal service vendors make up much of the business traffic.
South Dade agriculture brings the rest: plant nurseries, tropical fruit growers and the packers and shippers who serve them in the Redland. Those meetings happen on farm roads, often early in the morning, sometimes without reliable cell service. Bring a full tank and the grower’s exact address.
South Dade’s 4.5% industrial vacancy in CBRE’s Q2 numbers shows how tight that small market is.
NASCAR weekend
Homestead-Miami Speedway hosts NASCAR’s 2026 Championship Weekend: the Truck Series final on Friday, November 6, Xfinity on Saturday, November 7, and the Cup Series championship on Sunday, November 8. Expect heavy race-weekend traffic on the Turnpike’s southern end and full hotels across South Dade. Avoid a Homestead site visit that weekend unless the race is the reason you’re going.
The Florida Keys: A Separate Business Market
How the economy works
The Keys economy runs on tourism and a large military presence, and housing limits everything else. Naval Air Station Key West, with its operational airfield at Boca Chica Field and annexes at Sigsbee, Truman and Trumbo in Key West, is a major federal employer and an important training site. Military OneSource lists a core active-duty Navy population of roughly 1,650. Defense, federal, hospitality, marine trades and construction account for most business visits.
Workforce housing is the constraint that comes up in every conversation. In 2024 Keys Weekly reported rents above $3,000 a month for frontline workers, dozens of unfilled sheriff’s office jobs, and teachers turning down positions because they couldn’t find a place to live. Hotels, marinas, contractors and health systems all describe staffing as the limit on growth. If you sell to Keys businesses, start with labor and housing; owners there bring them up before anything else.

Driving. The Overseas Highway, U.S. 1, is the only road, much of it two lanes and over water. A crash or bridge closure can stop all traffic for hours, and there’s no detour. Never schedule a Key West meeting the afternoon after a morning meeting in Miami. Key Largo, around Mile Marker 100, works as a day trip from Miami-Dade. Marathon, in the Middle Keys near the Seven Mile Bridge, is a long day trip at best. Key West calls for an overnight.
Flying. Key West International opened a roughly $100 million, eight-gate concourse in spring 2025 with enclosed jet bridges, and Business Traveller reported upgrades to the arrivals side planned for summer 2026. Fares and seat counts swing by season, so book early for event weeks.
Addresses. Outside Key West, businesses often give their location as a mile marker and “oceanside” or “bayside.” Get both, or you’ll end up on the wrong side of a divided stretch looking for a U-turn.
Storms. Monroe County usually orders visitors out ahead of residents when a hurricane threatens. During the last weeks of the season, keep Keys plans flexible and buy refundable fares.
Fall 2026 hotel pressure in Key West
Two events will fill Key West this fall. Fantasy Fest runs Friday, October 16, through Sunday, October 25, with the parade on Duval Street on Saturday, October 24. Keys Weekly reports that Old Town lodging sells out months ahead and rates rise as parade weekend approaches. Its suggested overflow areas are Stock Island and the Lower Keys. The festival is adult-oriented and takes over Old Town, so it’s not the week for a client dinner on Duval. The Race World Offshore Key West World Championship runs November 1–8, with races on November 4, 6 and 8 at the Truman Waterfront and Outer Mole. Marine-industry visitors will want to be there. Everyone else should expect tight rooms and waterfront closures.

When I managed money, my most useful days on the road were warehouse walks, not headquarters lunches. You could count trucks at the dock and see whether the second shift was really running. South Florida rewards that kind of trip because its polished image and its working economy sit in different ZIP codes.
This fall’s numbers fit. Miami-Dade’s warehouse belt is absorbing space, Jupiter is nearly full, and Broward is digesting new supply with a big block of occupied space headed back to market. A day in Medley, Miramar and Jupiter tells you more than a week in Brickell.
I’d plan the Keys most carefully. One road, scarce housing and a crowded event calendar punish a mainland schedule. Fly, stay the night, and ask every Keys business about staffing. That answer usually explains the rest.
