Quick Answer: Fall 2026 is when South Florida’s biggest headquarters wave of the decade turns from announcements into occupied offices. Palantir, GFL Environmental, Trinity Investments and Concorde Investment Services have already landed; Wells Fargo’s wealth division, D-Wave Quantum and Playboy are on year-end timelines. The common thread: the CEO moved first, the company followed.

Why Fall 2026 Matters

Most headquarters moves are announced in January and February, when boards approve budgets and executives finish tax-year planning. The physical move happens months later. That makes this fall the moment when 2026’s class actually shows up in Miami-Dade, Broward and Palm Beach offices.

The scale is not anecdotal. More than 74 companies relocated their headquarters to Florida between 2020 and 2025, more than any other state, according to a JLL report. In Palm Beach County alone, the Business Development Board reports that the county has seen the relocation of more than 140 companies over the last five years, creating or retaining more than 13,110 direct jobs with more than $1.12 billion in capital investment.

Palantir: The Biggest Public Company in South Florida

Palantir is relocating its headquarters to Miami from Denver, the company announced in a post on X. The software analytics firm previously moved from Palo Alto to Denver in 2020. The move instantly reordered the region’s corporate hierarchy: Palantir is valued at more than $300 billion, making it the largest publicly traded company headquartered in South Florida, surpassing NextEra Energy. As of late 2025, the company had an estimated 4,429 full-time employees worldwide, with about 600 in Denver. Palantir did not say how many of those employees would relocate to Florida.

The personal move preceded the corporate one. Palantir CEO Alex Karp quietly bought a $46 million mansion on the Venetian Islands ahead of the company’s headquarters shift to Aventura.

Wells Fargo: First Major Bank to Move a Division HQ

This is the move Palm Beach County’s economic developers point to first. When Wells Fargo announced in January 2026 that it would move its wealth-management headquarters to West Palm Beach, it became the first major U.S. bank to run that operation from South Florida, with a 50,000-square-foot lease at One Flagler. About 100 employees, mostly senior executives, will relocate by the end of 2026, and the bank aims to attract financial advisers, private bankers and independent broker-dealers. The unit generated $16 billion in revenue last year, about 20% of the bank’s total.

GFL Environmental: A Cross-Border Move for Capital Markets Access

GFL Environmental Inc. (NYSE: GFL) announced in January that it relocated its executive headquarters from Vaughan, Ontario to Miami Beach, while its jurisdiction of incorporation remains Ontario. Management framed the move around index eligibility: the company said the relocation broadens its eligibility for U.S. passive and active investment strategies. That is a different motive than tax, and it shows how a Florida address is becoming a capital-markets tool.

D-Wave Quantum: Boca Raton’s Deep-Tech Bet

D-Wave Quantum Inc. (NYSE: QBTS) announced in January that it selected Boca Raton as the location of its new corporate headquarters and a key U.S. R&D facility, and plans to transition from Palo Alto before the end of 2026. The move comes with an academic anchor: Florida Atlantic University committed $20 million to partner with D-Wave and bring a quantum computer to its Boca Raton campus, alongside Palm Beach State College’s new Quantum Innovation Center.

Playboy: A Publicly Traded HQ for Miami Beach

Playboy’s Los Angeles-to-Miami Beach move was announced in August 2025 with a fall 2026 target. The plan is to have Playboy move in and open in September 2026; officials said they expect 200 people to work, play and live in the city as a result. The headquarters sits at Rivani Miami Beach, 1691 Michigan Avenue, a block from Lincoln Road. As of March, the building was more than 80% leased ahead of a planned summer opening. As of publication, Playboy has not issued a formal ribbon-cutting announcement; we will update when the office is confirmed open.

The Mid-Size Moves That Fill In the Map

Big names make headlines, but mid-size relocations fill office floors. Concorde Investment Services, a Michigan-based independent broker-dealer and RIA, is relocating its corporate headquarters to Boca Raton, taking 9,000 square feet at 301 Yamato Road and planning 30 new jobs with an average annual wage of $89,095.

Trinity Investments, a hospitality-focused private real estate investment firm, moved its headquarters from Hawaii to Coconut Grove in mid-February. The path was gradual: CEO Sean Hehir moved to Coconut Grove in 2023, the company leased 3,000 square feet nearby a year later, and by early 2026 Trinity officially made it the headquarters.

On the crypto side, Stablecoin Development Corp. terminated its California lease and relocated its headquarters to West Palm Beach, according to its second-quarter SEC filing, citing cost savings. The company now sits in the Esperantรฉ Corporate Center at 222 Lakeview Avenue.

And in aviation, Powerhouse Engines signed a 90,000-square-foot lease to relocate its headquarters to West Kendall adjacent to Miami Executive Airport, pre-leasing two entire buildings at the under-construction Tamiami Logistics Center.

The Pattern Behind the Moves

Bisnow’s analysis of the first-quarter moves found a consistent sequence. In the first two months of 2026, four companies relocated their headquarters to South Florida, and all of the companies’ chairmen or chief executives had recently moved to or bought a personal residence in the region.

Tax policy elsewhere is accelerating the timeline. A proposed 5% tax on California billionaires has intensified the movement; if approved, the tax would take effect in 2027, prompting many to reconsider their residency now.

Local capital is now actively recruiting. Related Ross CEO Stephen Ross and Citadel’s Ken Griffin pledged a combined $10 million to Ambition Accelerated, a marketing campaign created through the Florida Council of 100 centered on luring out-of-state executives.

What This Means for Office Space

The relocation wave is landing in a tight Class A market. In Miami-Dade, Class A asking office rents were reported around $70.64 per square foot in Q3 2025, up 11.5% year over year, while Class B was around $53.88, up 16.5%.

The new towers are being built for exactly this tenant. Greenberg Traurig signed a 25,000-square-foot lease to take a full floor at 15 CityPlace in West Palm Beach, an under-construction Related Ross tower, after 40 years at Phillips Point. Ross started construction on 15 CityPlace and 10 CityPlace after landing a $772 million construction loan, the largest in South Florida to date.

Brian’s Take

Three things stand out to me as a former money manager looking at this list.

First, the motives are diversifying. Palantir and Trinity fit the “CEO moved, company followed” story. GFL is different: it moved for U.S. index eligibility, which is a purely financial calculation. Once a Florida address becomes a tool for shareholder base management, the pipeline stops depending on billionaire lifestyle decisions.

Second, Palm Beach County is no longer the junior partner. Wells Fargo, D-Wave, Concorde and Stablecoin Development all chose the Palm Beach corridor over Brickell. The Boca-to-West Palm stretch is quietly building its own ecosystem of finance, quantum and broker-dealer firms, with FAU and Palm Beach State feeding it.

Third, watch the headcount, not the headline. Palantir’s move brings a $300 billion market cap to Miami but has not disclosed how many of its 600 Denver employees will follow. Wells Fargo is moving about 100 senior people. The real economic impact of this class will be measured in leased square feet and W-2s over the next 18 months, not in press releases. That is the number we will be tracking.
